Architectural & Landscape Control Committee
​​The Architectural and Landscape Control Committee (ALCC) consists of Long Branch Lakes (LBL) property owners. They volunteer their time to review property owner plans that are submitted for new home construction, additions, and other lot improvements such as pools, fences and recreational amenities. The committee represents the property owners' association (POA) in the function of ensuring structural and landscape improvements comply with the standards and guidelines set forth in the restrictive covenants and architectural guidelines. Additionally, committee members work with their fellow property owners to navigate those standards and guidelines.

Architectural & Landscape Control Committee
Welcome to Long Branch Lakes and congratulations on your decision to build your dream home in this beautiful community. The Architectural and Landscape Control Committee (ALCC) has assembled, for your convenience, application forms, checklists, requirements, and guidelines that you will need for preparation of your construction submission. The Standard Requirements document contains construction standards, and the Construction Application contains a materials checklist, and compliance forms. Once your submission is received, a member of the ALCC will be assigned as your point of contact and will be available to you for any questions, concerns or requests that may arise during the construction process.

Architectural Styles Gallery
The general design style of new construction homes should blend with the existing styles found in the Long Branch Lakes Community. Provided below are sample images of those architectural styles that are consistent with the natural, wooded, mountain aesthetic of the community. Color pallets should be muted, with natural colors that complement the surrounding woodlands and pastural areas.

Craftsman - Contemporary Craftsman
Craftsman styles articulate structure with exposed rafters and beams, preserve handmade and natural materials, and are a dynamic connection between the interior and exterior with porches and terraces. The contemporary craftsman incorporates craftsman with other styles. This architectural style is characterized by low pitched gable roofs, overhanging eaves with exposed rafters and beams, and heavy tapered columns. Siding is typically shingled with stone details and front elevations include open or covered porches with overhanging beams.

Log - Mountain - Rustic
These architectural styles typically feature sloping timbered roofs and fresh spaces using natural materials.  Log homes may include square, round, rectangular or Swedish cope logs and hand-hewn logs with interlocking, dovetail, butt and pass corners, and smaller windows.  Mountain homes combine wood with wrought iron and stone contrasts, blurring the lines between natural and man-made elements, with larger windows to take advantage of views. Rustic styles highlight the natural elements of wood and stone with exposed beams and heavy beam columns.

Cottage - Country - Farmhouse
Country and farmhouse style homes often include porches that stretch across the front and wrap around either side and/or to the rear of structure. Exterior features typically include horizontal siding and shutters, colors are muted, and roofs are steep pitched with gables and/or dormers.

Fences
Front yard fencing or side fences that border access roads, as with corner lots.
​Fencing for side or back of property.

Gates
Gates suitable for driveway entrances or fence lines facing access roads.
Gates suitable for livestock or farm/pasture gates.
Temporary security gate used during construction. Variance approval  required.

Mailboxes
The Committee has designated styles or types of mailboxes for use and installation for the property owners. Property owners must use one of the mailbox styles (examples provided below) and, therefore, do not need to submit plans for prior approval.

Long Branch Lakes is nestled within the Cumberland Plateau in Central Tennessee. It is 3500 acres of woodlands, lakes, and equestrian properties surrounded by 7000 acres of The Bledsoe State Forest and adjacent to Fall Creek Falls State Park.
